Land continues to rise in price: where are the highest prices in Ukraine

The average cost of agricultural land has increased to 75 thousand hryvnias, and the most expensive regions are the Carpathian and Kyiv regions.
According to the data, in more than four years after the lifting of the moratorium, 501,619 agricultural land purchase and sale transactions were concluded in the country. The total area of ​​the plots sold was almost 977.2 thousand hectares.
In the first four months of 2026 alone, Ukrainians concluded almost 40 thousand transactions worth 6.17 billion UAH. Despite a 5% reduction in the number of sales compared to last year, the cost of land continued to grow.
If in 2025 the average price per hectare was 61.8 thousand UAH, now it has reached 75.1 thousand UAH. Thus, the land has become more expensive by another 26% per year.
Where is the most expensive land
The highest prices for agricultural land are currently recorded in the western and central regions:
Ivano-Frankivsk region - 179.6 thousand UAH per hectare;
Kyiv region - 178.2 thousand UAH;
Lviv region - 153.4 thousand UAH;
Ternopil region - 120 thousand UAH;
Vinnytsia region - 93.4 thousand UAH.
Where is the cheapest land
Minimum prices are maintained in the frontline and southern regions:
Donetsk region - 30.7 thousand UAH per hectare;
Kherson region - 38.5 thousand UAH;
Mykolaiv region - 44.1 thousand UAH;
Dnipropetrovsk region - 46.5 thousand UAH;
Odesa region - 47.8 thousand UAH.
Where Ukrainians most often buy land
The market is most active in the central and northern regions of the country. The largest number of deals since the beginning of the year were concluded in:
Vinnytsia region - 3416 deals;
Chernihiv region - 3279;
Sumy region - 3261;
Poltava region - 2963;
Khmelnytskyi region - 2905.
January remains the most expensive month of 2026 - then the average cost of a hectare reached 95.7 thousand UAH. At the same time, buyers showed the greatest activity in March, when more than 12 thousand deals were concluded.
