Land prices have increased significantly in Ukraine

The cost of agricultural land has increased significantly in Ukraine. According to Opendatabot, in July 2025, the average price per hectare was 69,628 hryvnias, which is almost 9 thousand hryvnias higher than in June, writes agronews.ua.This is the second highest indicator since the beginning of the year. The most expensive month was April, when a hectare cost an average of 71,875 hryvnias.

 

The lowest prices were recorded in March - 54,607 hryvnias per hectare.The market also shows an increase in sales volumes. In July, 21,611 hectares were sold, which is 759 hectares more than in June.

At the same time, the peak of sales fell on February - then 27,572 hectares were sold. January remained the least active with an indicator of 10,346 hectares.The gap in prices between regions is striking. If in Ivano-Frankivsk region a hectare of land costs an average of 180,137 hryvnias, then in Donetsk region it is only 30,665 hryvnias. In Kyiv region the average price is 110,459 hryvnias, in Sumy region it is 103,502 hryvnias, and in Ternopil region it is 99,476 hryvnias. Among the regions with the lowest cost, in addition to Donetsk, are Zaporizhia (35,246 hryvnias), Kherson (35,761 hryvnias), and Mykolaiv (35,912 hryvnias) regions.Analysts predict further price increases. According to experts, over the next few years the land may increase in price by another 15–20%.
